The word of the day is "de-personalize"

When a potential home buyer walks into your Madison NJ home they need to feel, well, at home.  Clutter is the number one obstacle to allowing potential home buyers to feel at home and not that they are inside someone else's home.

We are selling them their next home and not the "stuff" inside it.  So tackle that refrigerator full on magnets, limit the photos, collections, awards and even non-essential electronics or appliances.  If you are not using that coffee grinder, then lets put it away.  If we don't need to have the phone charger plugged in on the counter, lets find a drawer for it.

Taking "you" out of the picture may be the best thing you can do to help your home show well.

We have all seen those potential buyers driving by or lurking out on the curb. They are sitting there trying to decide to call their Short Hills NJ Realtor, come in for the Open House, or just add it to their memory bank to look up on when they get home.

Lets help those potential home buyers fall in love with your home.  Everything is the presentation from adding potted color flattering plants and flowers, ensuring good lawn maintenance, getting the driveway and walkways power-washed. It's the first, and maybe last, chance to make a good impression, so lets make the most of it.

We have all heard the stories to bake fresh cookies before showing a home.  We love living in Summit, NJ but love coming home to well.......what feels and smells like home.

Now we don't need to drag an oven or burn the house down to provide that "your home" aroma during a showing.  Our tip is to look at a few plug-in or even vent air fresheners.  Scents like vanilla, apple cinnamon and even lavender are a lot of times the most popular, so most commonly enjoyed scents.

So on your next showing or even open house, think about those pleasant aromas.

Here is a tip for selling your Short Hills, NJ home or any home for that matter.   We know from our research and expertise that the overwhelming majority of home buyers originate from various internet sources.  Of those sources almost all provide searches that use round numbers like "$100,000" and not searches that are odd like "$99,999".

If you are list your home for "$99,999" you would miss completely any buyer looking for a home, say, from "$100,000 to $200,000".  Our Short Hills NJ home selling tip is to be careful and not limit yourself from the potential buyer pool to simply play on a visual cue.  It may cost you a potential sale.
